Key Responsibilities:
You will spearhead ongoing development efforts by managing a pipeline of future projects. This role entails overseeing the real estate development portfolio and driving initiatives to ensure their financial and economic viability. You will be responsible for navigating the feasibility, funding approval, procurement, design, construction, and closeout of new investments. The role extends to managing end-to-end transactions, where your influence will be crucial in aligning design and delivery teams, meeting schedules, upholding quality standards, and ensuring cost efficiency. Your expertise will be pivotal in delivering and enhancing value creation and key financial metrics (such as Internal Rate of Return – IRR) across projects, solidifying the organisation position as a leading sustainable real estate development hub.

 
  • Identify development and investment opportunities and perform strategic and financial assessment of potential opportunities.
  • Conduct market research and benchmarking when required using a multitude of resources such as engaging with external parties and keeping up with market reports, in addition to leading site and property tours with teams and external parties.
  • Negotiate and coordinate transaction/deal terms/strategy, and deal closing.
  • Contribute to the development of a growth strategy for new investments and evaluate investment thesis / risks.
  • Partake in regular reporting and monitoring of existing assets.
  • Take a proactive approach to deal-level risk management to have early identification and action taken to successfully mitigate and commercially negotiate deal-level risks.
  • Perform strategic and financial assessment of potential monetization of assets.
  • Contribute to the real estate development process to ensure stated objectives are delivered within time and budget and to the desired standards.
  • Work closely with all relevant teams and with other departments to ensure the achievement of objectives.
  • Reconcile and align scope, quality, timelines, and costs across the different teams to protect financial returns.
  • Control changes to ensure the maintenance of the expected financial returns.
  • Timely inform management and stakeholders of any delays and identify critical issues that need to be resolved to keep plans on track.
  • Liaise with all relevant stakeholders to ensure that they support the overall objectives of investment management and real estate development.
  • Build and maintain a network of relevant contacts to provide the company with opportunities and collaborations leading to optimum commercial performance and social impact.
  • Engage with and monitor relationships with external consultants to ensure adequate knowledge transfer and completion of services as per agreed parameters.
  • Participate (when requested) in QHSE audits, office inductions, incident reporting, and review of QHSE performances as applicable.
Qualifications and Skills Required:
  • Bachelor's degree in real estate or property, or degree with emphasis on analytics (finance, economics, science, engineering).
  • Master's degree and/or MBA is an asset.
  • Industry-relevant certificates/certifications are an asset.
  • 8-10 years of practical experience in reputable real estate development and/or investment organizations.
  • Profit and loss responsibility over the full-cycle development period (conception/ideation, through to completion).
  • Experience in an investment advisory role, performing deal evaluation of equity investments, joint ventures, etc. in property/development-related transactions.
  • Real estate financial modeling and investment structuring.
  • Ability to independently prepare comprehensive investment cases and clearly explain all assumptions.
  • Ability to lead real estate development risk identification and management.
  • Ability to identify key value drivers and influence design development.
  • Excellent interpersonal skills, proven ability to work sensitively in a multicultural environment and to build effective working relationships with colleagues across the organization.
  • Ability to think analytically, persuade, and influence at all levels.
  • Able to manage multiple complex projects in a fast-paced environment.
  • Strong analytical and problem-solving skills.
  • Strong knowledge of tools and systems used in investment management.
  • Good understanding of relevant rules and regulations.
  • A team player.
